The Big Idea:

Working in partnership with Skidmore, Owings & Merrill, ITS Design Group was tasked with transforming a long-abandoned manufacturing facility (previously a Paper Mate factory) into a 220,000 square-foot multi-tenant creative workplace. This project presented several unique challenges, as the single building was going to be split into two standalone buildings with a new underground parking structure and multiple service provider entrances.

The Process:

Given the factory’s location in the Silicon Beach area of Santa Monica, California, we knew the renovated facilities would need to effectively accommodate the needs of the high-tech and entertainment industry tenants. With this in mind, we…

• Designed a fully redundant structured communications cabling system
• Created a complete security infrastructure for the entire campus
• Developed a new underground conduit system to provide redundant entrance facilities for each building
• Coordinated with Spectrum, AT&T and the City of Santa Monica to provide connectivity options for the property and prospective tenants

The Result:

Located in one of California’s most active creative-office communities, the finished buildings bring new vitality to a dormant site and offer an ideal work environment for innovative companies. With our technology infrastructure as a foundation, the Pen Factory provides a friendly and accessible hub for work and creativity.
